Old Glory (Hidden Oaks Townhomes)

Projects shouldn’t just have to meet the minimum of our Unified Development Ordinances to be approved. I believe any new development must meet the needs and wants of our current residents and complete our vision for the future by aligning with our comprehensive plan.


Why I voted no


I don't feel as though this project aligned with our comprenehsive plan for Clemmons. That property was meant serve as more of a transition from Meadowbrook to small business and instead it is dense housing units. I would have been happy to re-zone it to a more densely populated area, and believe it would have stayed in line with our comprehensive plan, but not to what was requested and approved in a 4-1 vote.


I also beleive this project is unsafe without the major improvements to Lewisville-Clemmons Road that would relieve traffic congestion and improve access to our local businesses. While easements have begun for this project, it is far from being even shovel-ready and as we've all seen too many times NCDOT approved projects can be defunded or a project can be postponed for an indeterminite amount of time.


I don't like this project for the people who live here now or will chose to live there. Many people want to live in Clemmons. This is easily shown through our steady home sales, home prices and developer interest. Our Village offers many ammenities such as sidewalks (not as many as I would like, yet), retail businesses and restaurants, and services including trash pickup, snow removal and an impressive community policing force. I want people to want to live here and I want to provide them with access to great housing. This doesn't feel like a great Clemmons housing solution nor does it feel as though it fits our vision for the future of that area. Our comprehensive plan, which was put together based on any developers interests is meant to serve as a check and balances for all of our development choices and I was disappointed in this vote.
